Your 2 Options:With interest rates still in the 7% range, the market has continued to be slow in many locations. From observing and talking to hundreds of investors on IG a week, I've seen people take one of 2 options: Option 1: You can be like Tom Brady after getting roasted and sit on the sidelines upset that rates are higher and wait until they start dropping again. Option 2: You can see this as a HUGE opportunity for buying deeply discounted deals. Make your choice, Reader. I know what I'm choosing! The Redfin HackNow that you've made your choice, let's get to doubling your deal flow. I'm usually a Zillow girly, but for this hack - we'll have to open up Redfin. The upside of a slowing market, is that there are houses sitting on the market for much longer. Over time, listings get stale and sellers get more desperate. One of my favorite ways to look for deals with motivated seller's is by doing this: Step 1: Open Redfin and type in your city Step 2: Click "All Filters" Step 3: Click "Time on Redfin: Over 45 Days" You've now just created for yourself a list of motivated sellers. Now most people will analyze deals, say they don't cash flow, and then be exactly where we started this email. But that brings me to my next point: What the Top 1% Investors are DoingYou need to be submitting offers frequently - more offers than you think! A lot of people stop at the deal analysis part and then stop because the initial analysis doesn't work. When you have motivated sellers with houses sitting, you need to start being more aggressive. Let's continue our step by step process from above: Step 4: Analyze deals and if/when they don't cash flow - adjust the purchase price until the deal works. Step 5: Submit the offer - even if it's significantly below asking. I've routinely seen people in my community get deals under contract BELOW asking because they're following this exact framework. Like Derrick, who got a duplex under contract for $21k under ask - 12% off! You never know what's possible unless you submit the offer. Your Action ItemTry the Redfin Hack!
